A grand botanical estate and the level delved beneath it, tied to Paizo's Tyrant's Grasp. Lush flowerbeds, greenhouses, and a vast tiled conservatory spread across the grounds above; below, a stark stone complex hides among the roots. The contrast of bright cultivated garden and dark cellar runs through the whole site.

The upper grounds hold the main building — a great glass-roofed hall flower-ringed at its edges, workshops, storerooms, and side wings — set among hedged garden plots, blooming beds, a teal-treed corner, and a sunken shed. A deeper floor adds living quarters, libraries with long tables, a lounge with patterned rugs, alchemy benches, and a strange chamber knotted with blue-and-green growth. The underlevel is a triangular stone vault: a mossy garden core, barracks-like side rooms, and a furnished hall.

Run it as one estate, top to bottom. The garden plots and glass hall above give wide, flower-bordered open ground for a chase or a social scene; the inner workshops and quarters break into tight room-by-room space; the underlevel is the dark, defensible heart where the secret keeps. Pace between bright exposure and cramped stone.
